Hardwood Flooring Empty Hardwood Flooring

Guys, which hardwood flooring option are you preferring. We want to go with 1st floor hardwood with L4 which costs 9500 for Clairmont. I don't want to spend that much for engineered wood, any ideas on this topic? can we get it done with a contractor?

Hello Nagendra,
We too are going with hardwood downstairs but will probably not go above 4 or 5k in total depending on the color choices offered. Other than that hardwood is hardwood in my experience. Unless you have couple of pets along with a few kids, you aren't going to wear it out so, paying more for it may not be as cost effective. Also, if you are tired of it in few years or when the trends in flooring change in couple of years, you may regret paying so much for it. You can always use that money for a structural upgrade instead that may cost you more in future.

I don't know if it would cost more or not if done later.

Hi Nagendra,

We are not in design phase yet but i would not spend much as Avni said but at the same time i would go with a good hardwood floor if not the best. I would not keep the floor for a contractor, also its upto ones taste but see if you can get tiles in all bathroom including powder room and kitchen area. Again its ones choice but make all the big adjustments done by the builder and small ones for later (contractor).

L2 is an upgrade and costs around $4500 for main level

As far as i remember we only went with standard carpet, most of them are upgrades.

ok, do you know if adding upgrades will increase the sale price and in turn increase the property tax (i got this from the agent)? So we will plan only to upgrade what is very important and might take a lot of effort later. Other things can be upgraded later by local contractors. What are your thoughts on this?

Yes it will increase the sale price and will add some extra taxes. We only got the things which are better to get it done by KHOV and the rest we left for the contractor.
